European Real Estate

We have been an active investor and manager in European real estate for over 25 years, having initially established ourselves as a value-add investor and mezzanine lender in UK commercial real estate in the early 1990s.

We focus on assets which suit our intensive management style favouring well-located, primarily multi-let properties in the shopping centre, industrial and office sectors across Europe.

Our track record is based on our extensive technical capabilities and resources that enable us to re-configure, refurbish and reposition assets for the investment market, typically after a 3 to 5 year holding period. Through this process we not only create investment returns from income and capital gains, but we also improve the business and social environment for tenants, consumers and other stakeholders in the respective local communities. Our project implementation is based on comprehensive business planning that encompasses all aspects of letting, operating cost management and building improvements, monitored on a real-time basis via our in-house property management system.

Recent projects include the purchase, repositioning and subsequent sale of the Leitwerk office building in Munich and Project Lake, mixed-use block in central Copenhagen, and the refurbishment and regeneration of the Clayton Square shopping centre in Liverpool and the Hachette office tower in Paris.

Asian Real Estate

We have had a market presence in Asia since 2007, and to date we have successfully completed over US$2.5bn of transactions in Greater China.

In China, we co-sponsor our investment platform with a Chinese developer and together we focus on identifying real estate opportunities with development or asset repositioning potential where our combined experience and expertise can add real value. In addition, capital market inefficiencies in China have provided the platform for mezzanine financing opportunities with cash-constrained real estate developers who possess a solid track record with proven execution capability.

In addition to the InfraRed individuals based in Hong Kong, we have a team of 20 staff dedicated to the joint venture investing in China. Our specialist development expertise and hands-on asset management, in tandem with proven operating controls and processes, has afforded us an outstanding reputation and seen us establish ourselves as one of the leading international real estate private equity investors in China. Outside of China, our focus is on South East Asia, where we are seeking to leverage superior economic growth and favourable demographic trends.

Notable projects include the extension of a mezzanine loan secured on a residential project in Hangzhou and the development of a prime retail mall in Beijing.
